Warehouse Stability Resolved in South Geelong

Project Overview:

Warehouse stability is essential for businesses that rely on it for storage and operations. This case study explores the successful remediation of a 63m x 25m warehouse that had subsided by 70mm due to water flowing under the internal slab from a neighboring property. The project involved the use of a combination of injection materials, specifically SJ-60 and SJ-40, to lift and stabilize the slab, with the entire operation completed in just seven days.

Background

The warehouse, a vital asset for the business, experienced subsidence issues attributed to poor drainage and water infiltration from a neighboring property. This led to uneven flooring, cracking in the concrete slab, and operational disruptions. A swift and effective solution was urgently required to restore the warehouse's structural integrity and business operations.

Project Scope:

  1. Site Assessment: The project commenced with a detailed site assessment. It revealed that water from the neighboring property had been infiltrating beneath the internal slab, causing soil erosion and uneven settlement.

  2. Solution Design: A specialized solution was designed to address the subsidence issue. It involved the use of a combination of injection materials, SJ-60 and SJ-40, to raise and stabilize the affected areas of the warehouse's internal slab. This approach was chosen for its effectiveness in addressing subsidence due to soil erosion.

  3. Implementation: The injection works commenced promptly and were carried out efficiently over a seven-day period. Injection points were strategically located to lift and level the slab, focusing on areas with the most significant subsidence.

  4. Quality Control: Throughout the project, real-time monitoring of subsidence levels and slab stability was conducted to ensure that the remediation efforts were achieving the desired results. Quality control checks were rigorous to guarantee the long-term integrity of the warehouse.

Challenges:

Several challenges were encountered during the project:

  1. Neighbor Cooperation: Coordinating with the neighboring property owner to address the source of water infiltration required diplomacy and cooperation.

  2. Timeline: The need for swift remediation to minimize operational disruptions added pressure to adhere to the seven-day timeline.

  3. Environmental Considerations: Ensuring that the injection materials used were environmentally friendly and met all regulations was a priority.

Results:

Upon the completion of the project, the following results were achieved:

  1. Subsidence Remediation: The combination of SJ-60 and SJ-40 injection effectively lifted and stabilized the warehouse's internal slab, eliminating the 70mm subsidence issue.

  2. Structural Integrity: The warehouse regained its structural stability, ensuring that it was safe for operations and storage.

  3. Operational Continuity: With the subsidence issue resolved within the seven-day timeframe, business operations resumed without prolonged disruptions.

Conclusion:

This case study underscores the successful remediation of a subsided warehouse caused by water infiltration from a neighboring property. The strategic use of SJ-60 and SJ-40 injection materials, along with efficient project management, allowed for a swift and effective solution. The restoration of the warehouse's structural integrity ensured the continuity of business operations, demonstrating the importance of timely and proficient subsidence remediation in the industrial sector. This case study serves as a testament to the efficacy of injection-based solutions in addressing subsidence challenges.

Rectify will be your best choice if your property has any cracks need to be fixed. Josh came to quote our job on this windy day. He explained anything after checking the level. Really impressed with his knowledge and honesty. I will keep monitoring the cracks on my walls and garage floor. I will definitely get this guy back if they get worse. But for now it seems OK. Thanks Josh again!!

The team turned up on time and carried out the work efficiently. Although my cracked render didn't close up totally, I'm happy in the knowledge that the ground is underpinned. When I get the cracks repaired, they are unlikely to crack again. Thanks again, guys.

I cannot recommend this company enough, they were absolutely incredible! From my first meeting with Phil I felt assured that he knew exactly what he was talking about and he made the stressful situation we were going through so much easier. We then had Sam come out and he was fantastic and again put us at ease so it was a no drainer that we would be going with them. The team that came and completed the job were again so amazing, professional and friendly. They left the house so clean and made sure to inform me of what was happening every step of the way. Thank you to the Rectify team for an amazing experience from start to finish.

Rectify was really prompt with their service, did a great job explaining the details of the problem, the work involved, and the process to correct it. The resin injection process is very precise and can be targetted with great accuracy. The work itself didn't take long at all and the turn around time was great; having the work done about a week after agreeing to the quote. Highly recommend.
