House Re-levelling:
What It Is and Why It Matters

At its core, house re-levelling is a critical procedure aimed at correcting the foundation of homes that have experienced differential movement due to soil reactivity, environmental factors, or poor building practises.

This process ensures the longevity, safety, and structural integrity of your property. It's not just about fixing uneven floors or realigning doors; it's about addressing the root cause of these issues to prevent future damage.

Rectify specialises in ground remediation, seen as a contemporary equivalent of traditional concrete underpinning. Commonly referred to as chemical underpinning, it is a modern and effective solution for house re-levelling. Our approach not only reduces excessive differential movement of your home's foundation with minimal disruption but also fortifies it against further subsidence.

  • Step 1: Precision Drilling

Our skilled team begins by carefully drilling small, strategically placed holes around the affected area of your foundation. This step is done with precision to ensure minimal impact on your property while preparing for the underpinning process.

  • Step 2: Advanced Resin Injection

We then select the appropriate site specific engineered polyurethane resin and inject through tubes that have been inserted at required depth through the drilled holes. This resin is carefully monitored as it expands, allowing us to precisely control the lift and ensure the process is executed with accuracy.

  • Step 3: Ground Improvement

Our engineered resin serves a dual purpose: it initally fills any underground voids and then starts compacting the soil improving the ground's bearing capacity. This proven solution ensures a comprehensive treatment of the subsidence issue, addressing both the cause and the symptom.

  • Step 4: Controlled Level Improvement

The final step sees your building levels improved. Our experienced team ensures that the most practicable adjustment is made with due diligence, guaranteeing that your home’s foundation is not only stabilised but also prepared to stand firm against future subsidence.

What Causes Concrete Slabs To Sink?

A variety of factors contribute to the underlying issues that lead to sinking floors and slabs, leaning or cracked walls, jammed doors and more.

These issues often stem from changes in the ground beneath a property, leading to soil movement. The impact of these changes can vary significantly depending on the type of ground your property is built on, with certain conditions exacerbating the effects.

As the ground shifts, it can cause buildings to experience subsidence, where foundations or footings lose their support and sink into the weakened ground.

Here are a few of the common causes of house subsidence.

  • Soil Shrinkage and Swelling

Changes in moisture levels, especially in clay-rich soils, can cause the ground to swell when wet and shrink when dry. This fluctuation leads to uneven foundation support, causing subsidence..

  • Tree Root Intrusion

Trees and large shrubs can absorb significant amounts of water from the soil, leading to shrinkage beneath foundations. Additionally, roots growing under the house can physically move the soil, destabilizing the foundation.

  • Water Erosion and Leaks

Persistent water leaks from broken pipes or poor drainage can wash away or soften the soil under a foundation, leading to subsidence as the ground loses its ability to support the structure.

  • Excessive Weight Load

Adding extensions or conservatories without properly assessing the additional load can exceed the soil's bearing capacity under a home, causing the foundation to sink. This is a common issue when expanding residential properties without thorough ground assessment.

  • Construction and Excavation Nearby

Excavation and construction work in close proximity to residential properties can disturb the soil's stability, leading to subsidence. The vibrations from heavy machinery and the removal of support from adjacent land can have a significant impact.

  • Leaks from Plumbing

Leaking pipes, especially those running beneath a house, can erode or soften the soil foundation over time. In residential properties, unnoticed leaks are a frequent cause of sudden or gradual subsidence, as they change the soil's consistency and capacity to bear weight.

The team turned up on time and carried out the work efficiently. Although my cracked render didn't close up totally, I'm happy in the knowledge that the ground is underpinned. When I get the cracks repaired, they are unlikely to crack again. Thanks again, guys.

I cannot recommend this company enough, they were absolutely incredible! From my first meeting with Phil I felt assured that he knew exactly what he was talking about and he made the stressful situation we were going through so much easier. We then had Sam come out and he was fantastic and again put us at ease so it was a no drainer that we would be going with them. The team that came and completed the job were again so amazing, professional and friendly. They left the house so clean and made sure to inform me of what was happening every step of the way. Thank you to the Rectify team for an amazing experience from start to finish.

Rectify was really prompt with their service, did a great job explaining the details of the problem, the work involved, and the process to correct it. The resin injection process is very precise and can be targetted with great accuracy. The work itself didn't take long at all and the turn around time was great; having the work done about a week after agreeing to the quote. Highly recommend.
