Foundation Repair

The Ripple Effect —Foundation Issues Can Lead To Hidden Hazards

Superficial cracks should not be ignored; they're early warning signs of foundation issues that can develop into potential structural failure.

Many buildings suffer prolonged damage that goes unnoticed until the accumulation of years of deterioration eventually attracts attention once the issue has become quite advanced. Like a stone thrown into a pond, these problems can create ripples, affecting every aspect of your home's integrity. From the unsettling of floors to the misalignment of doors, the impact is pervasive and potentially hazardous.

Foundation stabilisation is a necessary component to halt further deterioration and it is recommended that you approach industry specialists to determine the best process based on your circumstances. Rectify's trusted chemical underpinning services offer a proven solution that addresses the immediate concerns and also fortifies your foundation against future deterioration. With Rectify, we ensure your home stands solid and safe, giving you peace of mind.

Common Signs of Foundation Issues

If you're seeing any of these symptoms in your home. Don't risk your property, get in touch with us today.

Cracks in Walls / Brickwork

Hairline cracks are common and often harmless, but wider, expanding cracks suggest deeper issues. Such distinctions necessitate a professional's insight to ensure your home's safety and integrity.

Doors and Windows That Stick

Sticking doors and windows can indicate foundation shifts, misaligning frames and signaling the need for a foundation check-up.

Uneven or Sloping Floors

Slight unevenness or slopes in floors can point to foundation settling. Early detection is key to preventing serious structural concerns and a danger leading to safety hazards.

Articulation Joints

Articulation or control joints are vertical separations built into the brick work to accommodate typical differential movement, thereby protecting the wall from unwanted cracking. When these joints gape, there is likely excessive differential movement that should be addressed.

Leaning Walls

Leaning walls signal foundation issues; urgent stabilisation measures are needed to prevent further damage.

Gaps In Staircases

Staircase gaps reveal shifting foundations; quick action is required to maintain safety and stability.

What Are The Common Causes for Foundation Issues?

A variety of factors contribute to the underlying issues that lead to sinking floors and slabs, leaning or cracked walls, jammed doors and more.

These issues often stem from changes in the ground beneath a property, leading to soil movement. The impact of these changes can vary significantly depending on the type of ground your property is built on, with certain conditions exacerbating the effects.

As the ground shifts, it can cause buildings to experience subsidence, where foundations or footings lose their support and sink into the weakened ground.

Here are a few of the common causes of house subsidence.

  • Soil Shrinkage and Swelling

Changes in moisture levels, especially in clay-rich soils, can cause the ground to swell when wet and shrink when dry. This fluctuation leads to uneven foundation support, causing subsidence..

  • Tree Root Intrusion

Trees and large shrubs can absorb significant amounts of water from the soil, leading to shrinkage beneath foundations. Additionally, roots growing under the house can physically move the soil, destabilizing the foundation.

  • Water Erosion and Leaks

Persistent water leaks from broken pipes or poor drainage can wash away or soften the soil under a foundation, leading to subsidence as the ground loses its ability to support the structure.

  • Excessive Weight Load

Adding extensions or conservatories without properly assessing the additional load can exceed the soil's bearing capacity under a home, causing the foundation to sink. This is a common issue when expanding residential properties without thorough ground assessment.

  • Construction and Excavation Nearby

Excavation and construction work in close proximity to residential properties can disturb the soil's stability, leading to subsidence. The vibrations from heavy machinery and the removal of support from adjacent land can have a significant impact.

  • Leaks from Plumbing

Leaking pipes, especially those running beneath a house, can erode or soften the soil foundation over time. In residential properties, unnoticed leaks are a frequent cause of sudden or gradual subsidence, as they change the soil's consistency and capacity to bear weight.

Rectify will be your best choice if your property has any cracks need to be fixed. Josh came to quote our job on this windy day. He explained anything after checking the level. Really impressed with his knowledge and honesty. I will keep monitoring the cracks on my walls and garage floor. I will definitely get this guy back if they get worse. But for now it seems OK. Thanks Josh again!!

The team turned up on time and carried out the work efficiently. Although my cracked render didn't close up totally, I'm happy in the knowledge that the ground is underpinned. When I get the cracks repaired, they are unlikely to crack again. Thanks again, guys.

I cannot recommend this company enough, they were absolutely incredible! From my first meeting with Phil I felt assured that he knew exactly what he was talking about and he made the stressful situation we were going through so much easier. We then had Sam come out and he was fantastic and again put us at ease so it was a no drainer that we would be going with them. The team that came and completed the job were again so amazing, professional and friendly. They left the house so clean and made sure to inform me of what was happening every step of the way. Thank you to the Rectify team for an amazing experience from start to finish.

Rectify was really prompt with their service, did a great job explaining the details of the problem, the work involved, and the process to correct it. The resin injection process is very precise and can be targetted with great accuracy. The work itself didn't take long at all and the turn around time was great; having the work done about a week after agreeing to the quote. Highly recommend.
